What A Homeowners Policy Covers

Every homeowners policy is built from the same six parts. Knowing which is which is how you tell a good quote from a cheap one.

Dwelling

The house itself. This should reflect what it costs to rebuild today, not what you paid or what it would sell for.

B

Other Structures

Detached garage, fence, shed and driveway. Usually a percentage of your dwelling limit.

C

Personal Property

Everything inside. Watch the sub-limits on jewelry, firearms, cash and collectibles.

D

Loss Of Use

Pays for somewhere to live while your home is repaired after a covered loss.

E

Personal Liability

Covers you if someone is injured on your property or you damage someone else’s.

F

Medical Payments

Small medical bills for a guest hurt at your home, regardless of fault.

Where Home Policies Fall Short

Actual cash value instead of replacement cost

A cheaper policy often pays depreciated value. A ten-year-old roof settles for a fraction of what a new one costs.

Water backup is not automatic

Sewer and drain backup is an endorsement on most policies. It is inexpensive and one of the most common claims.

Roof surfacing schedules

Many carriers now pay roofs on a sliding scale by age. Read this before you need it, not after a hailstorm.

Flood is never included

No homeowners policy covers rising water. That is a separate policy, and Nashville has the maps to prove it matters.

Jewelry and collection limits

Standard policies cap jewelry theft low, often around fifteen hundred dollars. Scheduling the pieces fixes it.

Ordinance and law

If code has changed since your house was built, rebuilding to current code costs more than the policy pays without this coverage.

Renters and condo

Renting or in a condo, you only insure your contents and your liability, not the building. Renters coverage often runs under a dollar a day and it is the cheapest peace of mind I sell.

Landlords

A rented-out property needs a dwelling-fire or landlord policy, not a homeowners policy. If you have tenants in a house insured as your residence, a claim can be denied.
