You buy them as two limits. Insuring the structure but not what is inside is the most common mistake.

There Is A Waiting Period

NFIP policies generally take thirty days to take effect. You cannot buy it as the water rises, so this is a today decision.

Your Zone Is Not A Verdict

Low-risk zones still flood, and those policies cost far less. A large share of claims come from outside the high-risk maps.

NFIP Or Private Market

I can quote both. Private carriers sometimes beat the federal price, offer higher limits, or waive the long wait.

Contents left uninsured

A building-only policy repairs drywall and leaves your furniture, clothing and electronics to you.

Basement coverage is limited

NFIP restricts what it pays below grade. Finished basements and their contents are largely excluded, which surprises people.

Actual cash value on contents

Contents are typically settled depreciated, not replacement cost. Private policies sometimes do better.

Federal limits can be too low

NFIP caps residential building coverage. On a higher-value home you need excess flood on top, which I can quote.

Waiting out the storm forecast

Buy it in a quiet month. Once a system is named or a flood warning posts, it is too late for the policy to help.

Before You Quote

An elevation certificate can lower the price

On some properties, documenting how high the structure sits relative to the flood level reduces the premium significantly. Worth getting if you are in a mapped zone.

Lenders often require it

If your mortgage is federally backed and you are in a high-risk zone, flood insurance is mandatory. Do not let the bank force-place a policy for you, it costs more.

Renters need it too

Contents-only flood coverage exists and is inexpensive. If you rent in a low-lying area, the landlord’s policy does nothing for your belongings.
